Mattamy Homes at Jesup's Landing

Jesup's Landing is located off of Orange Avenue immediately behind Winter Springs High School and was originally approved in 2005 with a recorded Developer's Agreement for 185 townhouse units. The Subdivision Plat was recorded January 23, 2006 also with 185 townhome lots. The original developer, Levitt & Sons, filed Chapter 11 Bankruptcy in October 2007. Bank of America (BOA) took title in August 2009. Mattamy Homes purchased the property from BOA in February 2011. The original Levitt plan included the same style three-story units (with porches and stoops and rear loaded garages) as constructed in Jesup's Reserve.

Mattamy Homes is requesting Concept Plan approval to locate 171 three-story townhomes on the 17.16 acre site. The proposed Mattamy Concept Plan revises the layout of the streets, the configuration of the former borrow pit, and increases the depth of each lot.

One Special Exception has been identified, associated with the Concept Plan.
  • 24" Raised First Floor-The purpose of the 24" Raised First Floor is to provide privacy to the interior of the unit without compromising natural surveillance and "eyes on the street". Raising the first finished floor height of residential uses is a classic time-tested method for creating a comfortable psychological and effective distinction between the public space outside a unit and the private space inside a unit when residential uses are located close to the sidewalk as they are in an urban environment such as the Town Center.

    The first floor of the Mattamy Plan is designed to give the appearance of a daylight basement, with a lower ceiling height, less detailed windows, and with an exterior material change for the base level. The second floor serves as the main level with higher ceilings, and larger windows. Because the first floor is proposed to be a minimum of 6" above grade, a Special Exception to the 24" Raised First Floor requirement is required.

The Concept Plan with the request for a Special Exception went to the Planning and Zoning Commission on Wednesday, June 1, 2011, and will be going to the City Commission on Monday, June 27, 2011.  The meeting begins at 5:15PM. A yellow sign has been posted on the property.

Neighbors have been notified by the Applicant and sent a packet of information about the proposed Concept Plan and Mattamy Homes.
